These are the words that come to mind as I think about the experience of working with you on selling the family home in Los Altos. I want to thank you for making it relatively painless. I interviewed several realtors, but when I met you and learned about your experience and approach to the selling process, I knew you were the one I wanted to work with.

I was impressed with your attention to detail and follow through. I really appreciated how quickly you got back to me whenever I had a question or concern, and I had a lot of them! I realized I was in good hands. You gave me your opinions, and respected mine and I never felt pressured. In almost all cases I used your recommendations which were consistently "spot on".

I am writing this letter to recommend the services of Susan Kramer Silver of Intero Real Estate Services.  Susan was recommended to me by my lawyer, a day after the death of my 91 year old mother on July 1.

From the very beginning Susan was wonderful. I felt that she took her time and really listened to me as I told her all of the information about our home like when it was built, as well as some personal stories. I felt that she left there with a real sense of our lives and home and the kind of people I hoped would buy it.
 
She returned with a very organized plan of repairs and renovations for the house and cost estimates to make it market ready. She presented extensive market research to support her estimate of the best asking price. I was so impressed with all of her work that I listed my house with her right then. I was anxious to move as planned, and Susan assured me that she would handle everything for me after I was gone.
 
She definitely kept her word. She handled all of the renovations and repairs. She hired and scheduled all of the work and got multiple estimates to get the best prices for me. She stayed in close communication with me and kept me informed of the progress. She even picked up my mail and forwarded it to me in Oregon. She kept to all her timelines – a job in itself. I had one major problem: a heating oil tank had to be remove from my property and disposed of. This was something that I had been unable to accomplish for several years. She found the people to do it, worked with the EPA inspector and handled it all beautifully.
 
When all the work was finished the house was beautiful. She had her showing and found a buyer. She worked very hard with his agent to work out a great price and all of the details. I relied upon her for her expertise in negotiating. She was very honest with me as well she felt I could get a better offer, and just as honest when she felt the offer was good. I accepted the offer and was very happy with the price. At one point it looked like the buyer might have a glitch arranging his mortgage and Susan already had a list of other agents with interested buyers. However, everything worked out with the first buyer and he purchased my home.
 
You cannot imagine how wonderful it felt to be able to move to my new home in Oregon and know that everything was so well taken care of by Susan. I was able to let go and be free to enjoy my new life.

We began our search in January 2006. Ken’s and my differing priorities and open-ended purchase timeframe made our new home search a time intensive one for Susan. At times it seemed what we wanted would never materialize, but she provided a calm checkpoint for us to revisit and confirm our changing priorities. What I appreciated most was her sincere and unrushed style that acknowledged that a home purchase is an important and highly personal decision.

Susan walked through our home with us, providing guidance on items we might want to address prior to listing. We were in the middle of many upgrades and her comments helped us focus and get the house ready for tour right after we moved out. She provided many helpful resources, including a staging company that we loved. Susan put together a great marketing plan, including a compelling flyer that summarized all of the great things about our home and community. She had to continually deal with the local agents who had wanted our listing and did so with grace, getting one to relocated piles of landscaping material prior to our open house.
 
San Carlos was a slow market at the time of our sale. Even so, we received 2 offers within a week of listing our home! Susan gave us great advice on how to counter offer and we were very pleased with the outcome. The buyers and the buyer’s agent were grateful that they had been given an opportunity to make a second offer; they told us how nice it was to work with Susan.
 
Days after the walkthrough on our old home, we received a call that there was a significant problem – water was leaking from an upstairs bathroom and had seeped through to the downstairs ceiling. Susan helped navigate this gray area beautifully, offering the new owners information that might help identify the leak and repair the problem. The new owners appreciated the quick attention and thanked us again for the opportunity to buy our home; they didn’t request us to cover any damage expenses.
 
We knew that our relocation would require a lot of work on our part and stress our already busy lives. Susan moved both of our real estate transactions quickly and professionally, allowing us to focus on all of the other details involved in moving our family. We are pleased that Susan was able to represent us in both of our real estate transactions and highly recommend her to others in need of real estate services.
